Agency

Although most of the agency work carried out by the practice is in West Lothian we have worked in Glasgow, North Lanarkshire, Falkirk, Edinburgh, East Lothian and Fife for a wide range of clients.
Our client list includes numerous public sector organisations, national companies and many local firms. We act for both the vendors and the acquiring organisations whether it be for industrial or office accommodation.
Although there are only 3 surveyors in the firm we act as a team and therefore enquiries are dealt with expeditiously. We have a wide knowledge of the available accommodation especially within West Lothian and therefore can quickly match requirements to existing space. Conversely, we hold lists of major space occupiers and with our local intelligence gathering we can introduce new instructions to the appropriate people.
We have wide experience in acquiring both through purchase and lease a wide range of factories, warehouses, industrial sites and offices ranging from small single person units to regional offices for main organisations.

Landlord and Tenant

We have assisted numerous local businesses in dealing with issues arising within new leases or existing agreements.
Through our knowledge and understanding of these agreements and our working relationship with many of the legal firms operating in the area we can provide advice to new and existing tenants.

Rent Reviews

Because of our knowledge of the West Lothian property market we are able to provide a service to landlords and tenants alike in negotiating rent services on all types of industrial and commercial property.
We have experience at negotiating early settlements but have also taken matters to third parties for independent adjudication.

Development Advice

J.A. Pollock Property Consultants have acted for numerous local developers in procuring sites, providing development advice and financial appraisals through to disposing of the completed asset.
With a total of over 80 years experience in the West Lothian commercial property market we are able to provide advice on most issues relating to development.

Other Services

Whilst we do not do valuation work in house we do have working relationships with major firms in Edinburgh and can obtain the service on behalf of clients. Equally we do not employ staff to deal with planning or building surveying but have arrangements with local organisations who can be brought on board as sub consultants if required.
